This mid terraced red brick property was originally built circa 1905 and was compact at only approx. 100sq.m. (1,075sq.ft.). The brief was to maximise the site and to blend the features of original period property with a new contemporary extension.
The challenge with a mid terrace period property, which typically features interconnecting reception rooms is how to extend to the rear without the back reception room becoming a dark, uninviting space, whilst adding the important utility room. The answer in this case to both challenges was to make the novel decision to access the new kitchen / dining room through the rear reception room, rather than at the end of the hall as would normally be the case, this allowed a generous utility room to be added, whilst a real feature was made of the rear reception room by adding a crittall style glass wall from the hall.
The final challenge was to provide a generous main bedroom suite, which given the original footprint was a challenge. The solution was to “breakout” of the confines of the main structure and create a second return, this allowed for a generous main bedroom complete with dressing room and en-suite. This also allowed the main return to be used for the main family bathroom. The attic conversion complemented the accomodation which now extends to approx. 155sq.m. (1,688sq.ft.).
